I’m neutral on this one. When you purchase land, you use the due diligence period to research things like right-of-way, easements, utility access and encumbrances. Unless the listing agent and/or seller committed fraud, then this is just failing to due your proper due diligence.

You have a point.
Yes I was confused why there wouldn’t be an easement for the right to access your property. That is a stiff penalty to be out $150k especially since they don’t really have time to rebuild their issue.
That said, they might be able to sell the land now that they bought the access road
The utilities access is something I’ve heard of before but not being able to use a private road was good food for thought - learned something new
