My parents had no knowledge or experience with investing, they just worked.

The house I showed is in a nice safe area. It’s actually one of the more expensive areas because of its location. I’d live there if that was my budget

My only experience was the 401k at work and then I opened a IRA when I was around 30. My 24 year old son opened a Roth IRA and brokerage account when he was 19 and regularly contribues to both, plus has a Roth 401K at work.
Me too, I’d rather build equity in something I own than pay rent. $1,500 a month rent is $180,000 over 10 years, that house has gone way up in value over the years. You could buy that home, live there for 5 or 6 years and buy what you want with the equity built in that home.
Mission is not one of the more expensive areas…and you know that. It’s not a slum, but Prairie village, Fairway, Westwood…even some parts of northern Overland Park are more expensive areas. A lot of MIssion is nice, but this particular location is not the best. Hence the price.
There is nothing wrong with that part of mission. Mission is very expensive per square foot.
If she wants cheaper she can move Downtown or to the dot. Mission is an affluent area.
It still has the “Johnson County” premium. Look at Wyandotte or other areas.
The house that Winter posted looks pretty decent for under $300,000 and a great starter home. Personally, I’d rather buy something that’s not perfect but nice instead of paying 20 grand a year in rent. Plus You’re getting a lot more room for a few hundred dollars more a month than an apartment, a basement, a garage, your own backyard with a little deck, what’s not to like?
Downtown? As in downtown Kansas City? Oh boy things have changed a lot since you left.
But your comments about “the dot” are telling. Tell the people who might not be familiar with the area why “the dot“ is so affordable (even though taxes are higher).
I see houses in the core city for under 150k.

There are parts of Wyandotte that are fine, I drive there a few times a month. Now, there are definitely some sketch areas, but not all of it.
KC proper is hard to gauge. You can be in a decent neighborhood and in two blocks be in the “hood”. For anyplace there you 100% have to physically look at the house and area.
Yes…and those areas are damn near in Leavenworth…that 40 mile drive I was talking about

Had housing not increased at 4 times the inflation rate, she could have easily afforded a home like the one she grew up in…her mom and dad’s “starter home” in Southern Overland Park.
I’d do the one in mission myself.
I have been commuting over 30 minutes for the last 25 years, not everything can be perfect.
